Rich Arzaga made an excellent presentation about protective portfolio strategies, such as diversification and the use of alternative investments, to mitigate the risks of "Black Swan" events. I've prepared 1031 Exchanges for more than 20 years, and I think better examples of different scenarios could help with understanding what all is involved with recording the exchange correctly. I would also love to see how an Exchange with a deferred gain is recorded on the accounting books vis a vis the tax return.
