Great overview of 5 basic elements of rental real estate investments by individuals including selection of the type of entity to invest through, how to correct the mistake of not reporting depreciation expense every year and then finding out you'll have to lower your basis by the amount allowable, rules for grouping properties to preserve the 199A election, how to make the 199A election, how to maintain trade or business status by filing 1099s, and how to manage capitalization or expense decisions.

Overall, it's an in-depth analysis of Rental activities from both a legal and tax perspective. The 469 aggregation election rules part was a bonus subject that I didn't anticipate in advance but would love to have for my own practice to have for tax planning and compliance purposes. The instructor was very knowledgeable of the subject and skillfully elaborating with detailed examples of his own clients. Time spent quickly without even realizing so. Fantastic!
