question 1 is in fact not a question. "While cash flow analysis is a crucial tool for managing investment risk by forecasting income and expenses, it does not eliminate all risks." Also, what is not discussed that is important in the decision to rent/sell is that primary residence / second home riders are usually attached to for a lower interest rate and having to refinance the loan can be another factor in determination of the risk
