Waterfall calculations are used to allocate cash flow among two or more partners based upon agreed-upon return parameters. In this hands-on workshop join Excel expert David H. Ringstrom, CPA as he brings his prior commercial real estate experience to the foreground by walking you through assembling a waterfall calculation from scratch. 

David's effective "show-twice" process first walks you through a procedure by way of detailed PowerPoint slides and then demonstrates the techniques firsthand in the Office 365 version of Excel. David draws your attention to any differences in the older versions of Excel (2019, 2016, 2013, and earlier) during the presentation as well as in his detailed handouts. David also provides an Excel workbook that includes most of the examples he uses during the webcast.

Microsoft 365 is a subscription-based product that provides new feature updates as often as monthly. Conversely, the perpetual licensed versions of Excel have feature sets that don’t change. Perpetual licensed versions have year numbers, such as Excel 2019, Excel 2016, and so on.

Microsoft Excel has lots of predefined chart types, including column, line, pie, bar, radar, etc. In this online CPE session, we will go above and beyond creating basic graphs and have a closer look at a special chart type - the Waterfall chart in Excel. In this CPE session work side-by-side with David by starting with a blank worksheet and detailing every input and formula. Concepts covered include using range names, although David also provides cell address references to use in lieu of range names if desired. David contrasts the IRR versus XIRR worksheet functions for computing investment returns, and incorporates other worksheet functions including MIN, ROUND, DATE, SUMIF, and more. Extensive check figures are also incorporated into the model to ensure data integrity and ease of use in following the calculations through the tiers.
