I've taken another course by Mr. Arzaga and he's a very good presenter. He clearly explains all aspects of investing in rental real estate by individuals to help investors avoid common pitfalls and to take advantage of some tax features such as tax free exchanges, etc. I recommend this course as it shows the important differences between highly optimistic "projections" and what the true operating costs and potential losses could be.
