The non-refundable advisory fee covers: requirement documentation, city selection support, complete 2D & 3D office layout plans, electrical drawings, plumbing drawings, and a detailed Bill of Quantities (BOQ). This typically involves 2–3 design iterations before finalizing. You are not locked into us as a vendor until Step 4.

MOS (Managed Offshore Services): You operate from shared workspaces; we handle the lease, compliance, and operations. No CAPEX. Transfer rights anytime with no fixed timeline. Best for 5–50 people. BOT (Build Operate Transfer): We custom-build a dedicated workspace for you with a definitive transfer timeline. Higher upfront CAPEX, full branding and control. Best for 50–500+ people. Traditional Outsourcing: Simple per-FTE pricing model. We handle everything on our premises. Ideal for quick deployment with no infrastructure overhead.

CAPEX includes: Interior fit-out (civil work, partitions, false ceiling, flooring, painting), furniture & fixtures (workstations, chairs, desks, storage), basic IT setup (LAN cabling, Wi-Fi access points, server room prep, UPS), fire safety & compliance, HVAC, plumbing, and signage. CAPEX excludes: Computers, laptops, monitors, and other personal electronic equipment. Internet leased lines, dedicated power connections, and software licenses are also excluded.

Timelines depend on the total area: • Under 3,000 sq ft (~50 seats): 8–12 weeks • 3,000–10,000 sq ft (~50–150 seats): 12–18 weeks • 10,000–50,000 sq ft (~150–800 seats): 18–28 weeks • Above 50,000 sq ft (800+ seats): 28–40 weeks Timeline starts from agreement signing, not from initial inquiry.

With furniture: Minimum 6-year lock-in period with 3–4 month notice period. Without furniture: Minimum 1-year lock-in with 2-month notice. Standard annual rent escalation is 5%. Security deposit is typically 6–12 months' rent. These are negotiable depending on the deal size and city.

Yes. In MOS, you have the right to transfer at any time with no fixed timeline - whenever you're confident enough to set up your own entity. In BOT, transfer is planned from day one with a definitive timeline. You can become the lessee on record and employer on record. We assist with entity setup, compliance, licenses, and the full transition process.

Base rent typically includes common utilities (water, maintenance, security, housekeeping). Internet (dedicated leased line) and power (metered electricity) are usually billed separately. We can negotiate all-inclusive rentals covering power, internet, insurance, and annual maintenance taxes.
